Track a Karnataka Bhoomi land-mutation application

This guide is for checking the status of a Karnataka RTC mutation request that has already been filed. Bhoomi uses mutation to record ownership or other changes in the RTC; a status result or mutation extract is not by itself a legal opinion on title or a substitute for the underlying registered instrument or court order. Keep the acknowledgement number private and use Karnataka's official Land Records portal or an authorized Revenue kiosk. If your request began through registration or a separate municipal/property system, confirm which agency owns that reference before trying to track it in Bhoomi.

Locate the acknowledgement issued when the mutation request was filed; open the official Bhoomi Land Records service and select the mutation-status function; enter the requested reference and land/jurisdiction details carefully; read the latest status and contact the Taluk/Bhoomi office if the portal is unclear or asks for action; once disposed, obtain the official RTC or mutation extract and check that the recorded change matches the underlying document.

    Find the acknowledgement for the mutation request

    Use the acknowledgement or application number issued by the Bhoomi Application Kiosk, Revenue office or the authorized channel that accepted the mutation request. Check the receipt, SMS or submission confirmation for its date, district/taluk and survey or request reference. If the change arose from a registered deed, find out whether the registration system forwarded a mutation request into Bhoomi and which number to use; Karnataka's registration and land-record services may exchange data, but a registration document number is not necessarily the Bhoomi status reference. If you cannot identify the right number, contact the filing kiosk or Taluk office rather than entering personal or property details on an unofficial lookup site.

    Open Karnataka's official Bhoomi land-record service

    Start from a Government of Karnataka district land-records page or type landrecords.karnataka.gov.in yourself. Choose the Bhoomi function for Mutation Status or the equivalent current label; the portal layout can change. Do not use look-alike sites that ask for a payment or Aadhaar/OTP to show a basic status. If you applied at a kiosk, you can also ask the same authorized Revenue service point to check the acknowledgement. Bhoomi's official district guidance identifies RTC, Mutation Extract and Mutation Status as separate services, so select status for a pending request rather than treating a current RTC lookup as the mutation tracker.

    Enter the reference and match the correct land record

    Follow the live portal prompts for the acknowledgement/application number and any district, taluk, hobli, village or survey details it requires. Compare the returned property and applicant details with your receipt before relying on the result; stop if the lookup appears to refer to another parcel or request. Record the date you checked and save the status page or official receipt privately. Do not send a survey number, owner details, signed deed or identity proof to a generic document-conversion site. If the online service cannot locate the reference, ask the issuing kiosk or Taluk Revenue office to confirm that the request was entered in Bhoomi and that the reference has been transcribed correctly.

    Understand the status and follow any official action requested

    Read the exact status shown: a request still under verification is different from a completed mutation, an objection/dispute or a rejected entry. If the portal names an office or action, contact the Taluk/Bhoomi office using the contact details on a Karnataka government site and quote the acknowledgement; ask what document or hearing notice is outstanding and how to respond. Do not ignore a notice or assume that silence means the change is approved. The Kalaburagi district service page states that mutation status can be checked with the kiosk acknowledgement, but local handling and the meaning of an individual case status depend on the responsible revenue authority.

    Verify the completed RTC and mutation extract

    After the authority disposes of the request, return to the official service and obtain the current RTC and mutation extract/status using the available citizen channel or authorized kiosk. Check the survey number, land extent, names, nature of entry and mutation reference against the registered deed, inheritance order or other instrument that supported the application. A completed online entry does not resolve a title dispute or replace legal review of the underlying records. If the RTC does not reflect the order or contains a mismatch, take the official extract and acknowledgement to the Taluk/Bhoomi office and request the correction or appeal route that applies; consult a qualified property lawyer where ownership is disputed.
