Request and compare U.S. mortgage Loan Estimates

For a U.S. home purchase after you have a specific property in mind. A Loan Estimate is an estimate of offered terms, not approval of the mortgage. This workflow covers comparison and the start of underwriting; your lender, loan type, property and deadlines control the documents and next steps.

  1. 01

    Prepare one comparable loan scenario

    Write down the same property address, estimated value, desired loan amount, occupancy and loan features for each lender. CFPB identifies six pieces needed for a Loan Estimate: your name, income, Social Security number for the credit check, property address, estimated value and requested loan amount. Provide the personal data only to lenders you have independently verified. You do not need to send income-verification documents or a signed purchase agreement just to request the estimate.

    Request Loan Estimates from several lenders

    Contact at least three lenders you are considering and ask for a Loan Estimate using the same loan type, term, down payment and rate-lock assumptions. Record when each request was complete. CFPB says each lender must deliver the estimate within three business days after receiving the six required items; if one does not arrive, contact that lender and document the answer. If a property feature or income situation is unusual, disclose it so the estimates use relevant assumptions.

    Compare the written estimates on equal terms

Then verify the figures and the wider trade-offs directly on each CFPB Loan Estimate: loan amount, interest rate and lock status, projected payment, cash to close, lender fees, prepayment penalty or balloon payment, and whether payment terms can change. Match loan type, term and assumptions before drawing a comparison; the calculator does not read Loan Estimates or recommend a lender.

    Choose an offer and tell the lender you want to proceed

    Ask each lender to explain unclear numbers or different assumptions, and compare the total terms rather than choosing only by monthly payment. When you choose, notify that lender through its verified channel that you want to proceed with the application and keep the date and confirmation. CFPB says a lender may revise the Loan Estimate or close the application as incomplete if you do not notify it within 10 business days after delivery or mailing; check the date shown on your estimate and promptly confirm the lender?s current instructions.

    Answer underwriting requests securely

    After you notify the lender, underwriting may require more financial or property information and clarification. Ask the loan officer exactly what is needed and where to send it; use the lender?s verified secure channel, submit copies, keep originals, and confirm the right person received each item. Track requests, due dates and acknowledgements. The lender makes the approval decision after it has the necessary information; a Loan Estimate, calculator result or document checklist is not an approval.
