A property-tax account, e-Aasthi/e-Khata property record, land title, and postal address are related records but they are not interchangeable. The current Bengaluru property-tax help page lists name and address changes only for specified Form 2 and Form 3 properties and directs discrepancies to the relevant Assistant Revenue Officer (ARO). Start by identifying the record and municipal authority, then check the live portal's current requirements for that exact property. This guide is limited to a municipal property-tax address correction; it does not change title ownership, a khata, or land records.     Identify the authority and the record that is wrong

    Confirm that the property is inside the current Bengaluru city corporation jurisdiction and open the Government of Karnataka property-tax portal from its official government link. Decide which record has the incorrect address: the property-tax/SAS account, e-Aasthi or e-Khata, a land record, or a postal address used by another service. These records have different purposes and correction processes. This workflow covers only the municipal property-tax record; a title deed, ownership transfer, khata mutation, or Bhoomi land-record change needs the corresponding authority's separate service. If you are unsure which office controls the property after municipal reorganizations, use the current official corporation/portal contact page to confirm before filing.

    Locate the property record and note its form type privately

    Use the official portal's property search or the most recent tax demand, paid receipt, or SAS declaration to identify the record. Privately note the PID or SAS application reference, assessment year, property form type, and the exact address field that needs correction. Compare the portal entry with the property's current municipal record and the supporting proof available to the owner. Do not put these identifiers into a public message, third-party form, or Nirmion checklist. If the property does not appear, the PID is mapped to another property, or the assessment form type is unclear, stop and ask the official ARO help route which record must be corrected before uploading documents or paying a fee.

    Confirm that the address-change route applies to this property

    Read the live portal's Property Corrections guidance and confirm the exact form type before preparing an application. The current Bengaluru Property Tax System help page lists a name and address change under Form 2 and Form 3 properties only; it separately lists other correction types and ARO responsibilities. Do not assume that this route applies to Form 1, Form 6, a new e-Aasthi entry, or a change to ownership or title. If the official portal now offers a different service or your record falls outside the listed forms, contact the relevant Assistant Revenue Officer (ARO) using the portal's official locator. Ask which service handles the issue and whether a current online or in-person submission is required; do not rely on a generic form from an agent.

    Get the current evidence list from the official authority

    Ask the portal or ARO for the current document list for this specific correction and property type. Requirements can depend on whether the mistake is a typing error, a changed street name, a mismatch with the assessed property, or a prior record problem. Do not assume a universal set of documents from an old checklist. When the authority confirms the list, gather legible copies from the responsible issuer, preserve the originals, and check whether any document must be self-attested or presented in person. Do not enter the address, PID, owner name, or contents of the documents in either tool.

    Submit the correction through the verified government channel

    Use the correction workflow shown in the current official property-tax portal if it is available for the record, or follow the ARO's confirmed office or service-centre route. Enter the requested address carefully and ensure it corresponds to the same property identifier on the application and attachments. Upload or present only the requested supporting evidence through that official channel; keep passwords, OTPs, and banking details private. Before final submission, review the form summary and any applicable official fee shown by the portal, and pay only through the government's verified payment mechanism if a fee is explicitly required. Save the acknowledgment or receipt in a private folder. If the page errors or does not accept the case, contact the ARO using the official portal details rather than paying an intermediary to bypass the issue.

    Track the application with its acknowledgment

    Use the official portal's status or acknowledgment route, or contact the ARO office named for the relevant ward/zone, to check whether the request was received and whether any clarification is pending. Keep the acknowledgment number and submission date in your private record and share them only with the official office handling the case. If the authority requests more evidence, check the request in the portal or verify it by calling the official contact number before sending anything. The published tax help page describes which categories of corrections are handled at ARO/JC levels, but the assigned office and current workflow can change; follow the live portal and current municipal instructions. If a stated service deadline passes, ask the official office for the escalation route and retain the reply.

    Verify the changed record and keep the supporting trail

    After the authority reports completion, search the property again through the official portal and confirm that the corrected address appears against the same PID/SAS record and the correct assessment year. Download or save the revised official record or acknowledgment and compare it with the requested correction. Check the next tax demand or correspondence for the new address. If the field remains wrong, the record was changed for a different property, or a future notice still goes to the old address, reopen the case with the acknowledgment and ask the ARO to correct or explain it. Keep proof and the final confirmation privately; do not treat a corrected tax correspondence address as proof of ownership or a change to the title deed or land record.
