This workflow helps a U.S. buyer organize and review them before signing. The CFPB?s Loan Estimate and Closing Disclosure rules apply to most mortgages, with exceptions; ask the lender or a qualified housing professional which forms apply to your loan.     Confirm the contract schedule and trusted closing contacts

    Use the signed purchase contract to write down the closing date, required notices, remaining contingencies, inspection or walk-through timing, title/escrow contact and lender contact. Confirm with the lender or settlement agent how and when the Closing Disclosure and other closing documents will arrive, and get trusted telephone numbers from contracts or an earlier verified conversation. Ask the closing agent which documents are needed, how funds may be delivered, and who can confirm any change. Do not rely on a new phone number, emailed account change or last-minute message as proof of authenticity.     Request the final disclosure and supporting documents in advance

    Locate the most recent Loan Estimate and request the Closing Disclosure from the lender or closing agent as soon as it is available. For most covered U.S. mortgages, the Closing Disclosure must be received at least three business days before closing; exceptions exist, so confirm the rule for your loan rather than assuming every product follows it. Ask for the promissory note, mortgage or deed of trust, deed and settlement documents early enough to review them. Confirm which version is final and how corrected versions will be delivered. Keep a dated list of missing files and the person responsible. CFPB recommends reviewing documents before closing and comparing the Closing Disclosure with the latest Loan Estimate.     Compare the loan terms, settlement charges and cash to close

    Check the borrower names, property address, loan amount, term, product, interest rate, payment, escrow and any prepayment terms against the latest Loan Estimate and agreed loan terms. Review closing costs and prepaid or escrow items, seller credits and the page showing Cash to Close; ask the lender or settlement agent to explain differences or correct errors before signing. Compare the deed?s ownership names and form with your documented instructions and consult a real-estate attorney or qualified advisor if state-specific ownership language is unclear. Do not treat an estimate, promotional quote or Nirmion calculator as the authoritative amount due.     Organize the packet and verify transfer instructions independently

    Use Nirmion Mortgage Document Checklist (tool 559) to track the signed contract, latest Loan Estimate and Closing Disclosure, title/settlement statement, note, mortgage or deed of trust, deed, insurance proof, identification and any lender-specific conditions. Mark which version is final, who reviewed it and what questions remain; do not upload sensitive financial documents to the checklist unless its privacy and handling terms are appropriate for you. Before sending closing funds, call the trusted settlement contact using the phone number you previously verified and confirm the account name and number verbally. Never follow new wire instructions or a phone number contained only in an email. If instructions changed, pause the transfer and independently confirm with the lender or closing agent.     Review the final signing, obtain copies and close out follow-ups

    At the appointment, compare the documents presented with the versions you reviewed, ask about any unexplained change and do not sign a document you do not understand. Confirm the closing agent has the agreed funds using the verified method, receive copies of the signed package and settlement statement, and record who holds the original deed and how recording or title updates will be confirmed. Complete the final walk-through and contract steps with your agent as scheduled; keep receipts and contact the lender or settlement agent promptly if the closing package, funds or recorded documents differ from what was agreed. Store the completed files in a secure location and add deadlines for first payment, escrow notices, insurance and any post-closing correction.
