Pay Bengaluru property tax and save the official receipt

For a property already recorded in the Bengaluru City Corporation property tax system, where the taxpayer has previously filed or paid and has a supported SAS base application number or PID. Bengaluru property taxes and records are jurisdiction-specific: first verify that this corporation's portal covers the property; BDA or another municipality may use a different service. The official portal currently shows assessment year 2026-27 and can change its forms, dates and payment routes. This workflow does not calculate the amount owed, establish ownership, resolve an assessment dispute or cover show-cause notices. Never enter a PID, SAS number, address, owner name or payment details into a Nirmion tool.

    Confirm the jurisdiction and open the official tax service

    Locate the property and confirm which civic body assesses it before signing in. Bengaluru City Corporation's official property-tax service is for property within its applicable service limits; Bengaluru Development Authority properties and property in other city corporations or municipalities can follow a different authority and payment route. Navigate from the Greater Bengaluru Authority or Karnataka government civic-service site to the official property-tax domain, and check the HTTPS domain before entering any identifier. Do not follow payment links from unsolicited calls, text messages, social posts or search ads. The official tax page shows the live assessment year and current instructions; at the source check on October 6, 2026, it displayed assessment year 2026-27. If the address or jurisdiction is uncertain, contact the official revenue office listed by the portal before submitting or paying.

    Retrieve the existing account and match it to the property

    Use the identifier already associated with the property, such as its SAS base application number or PID, and follow the live portal's account lookup. The portal instructions say existing taxpayers who have paid at least once can use a SAS base application number or PID; they caution first-time payers to wait for the applicable process rather than treating this lookup as new-property registration. Check the displayed owner name, ward and property description against the owner's official papers before opening a return. Stop if the identifier resolves to another person or property, if the ward or address is inconsistent, or if no existing account is found. Do not guess a PID, change property details to force a match, or use a third-party agent's account. Use the official revenue officer/contact route to resolve a mismatched, missing or newly assessed property record.

    Review the assessment year, return and demand before payment

    Open the current return and review the assessment year, property details, use or category shown, demand amount, payment history, arrears, interest and available full or installment options. Compare the return with prior official receipts and the property's records; the payment gateway does not verify that the assessed property or tax amount is correct. If there is an unanswered notice, a disputed owner or ward, a missing earlier-year return, an assessment correction or an exemption request, pause and use the relevant official notice/objection or revenue-office process instead of paying a guessed amount. Read the live rebate, due-date and penalty notices on the portal. The portal's 2026-27 rebate window ended April 30, 2026, so do not assume a current rebate still applies. A Nirmion Property Tax Calculator, if used for generic arithmetic, cannot determine Bengaluru's assessed amount or replace the demand shown by the authority.

    Verify the final payment details and submit once through the portal

    Before approving the transaction, check the corporation name, property owner, SAS/PID, assessment year, amount and selected installment on the payment page. Use only a payment method currently displayed by the official portal, and keep the browser open until the payment result is shown. The portal terms say a successful payment generates a digital receipt with the SAS/PID, transaction ID and payment reference; the terms also warn against duplicate payments. If the bank or UPI app shows a debit but the portal has no receipt or status, do not immediately pay again. First use the official Payment Status path and record the transaction reference. Follow the portal's current dispute or grievance process; its posted refund policy says failed debits are handled through the bank/payment gateway and duplicate-payment requests require evidence and authority reconciliation. Do not send bank credentials or full account details to Nirmion tools or unverified contacts.

    Download the receipt and reconcile any exception

    Download the official receipt and verify the owner's property identifier, assessment year, amount, transaction ID, payment reference and status before closing the task. Store the receipt with restricted access in the owner's records and note the next review date; the Receipt Tracker Template can organize a generic reminder or record, but do not enter a PID, address, owner's name or bank reference into it. If the receipt is delayed, the portal directs taxpayers to check Payment Status. For a failed debit, duplicate payment or receipt discrepancy, retain the official receipt or transaction evidence and use the portal's current grievance route or the listed jurisdictional revenue office. The current refund policy specifies an official ticket/contact path and documentary proof for duplicate-payment requests; follow the live policy rather than assuming an automatic refund or a fixed timeline. If the account shows an incorrect assessment, use the property-assessment appeal or correction route separately from payment support.
