Verify the rental, lease and payment contact
Before paying a deposit or sharing sensitive application details, confirm the address and that the person or company is authorized to rent or manage the unit. Use contact details found independently on the property's management website or public records, visit or arrange a verified viewing where possible, and compare the written lease, named parties, unit, move-in date, rent, deposit and payment instructions. The FTC describes fake listings that copy real advertisements, rush renters and request wire transfers, gift cards or cryptocurrency; pause if details conflict or pressure replaces verification. Save the signed agreement and receipts in a private location. If something does not match, do not send funds until the landlord or manager resolves it through an independently verified channel. Record the unit's condition at handover
Read the lease and any property-provided condition checklist first, since return deadlines and required formats may depend on state or local rules. At handover, walk through each room with the authorized representative when practical. Record the date, room, existing damage, appliance condition, keys and meter readings where relevant; take clear photos or video with permission and keep unedited originals. Check life-safety devices and report urgent concerns
Locate smoke and carbon-monoxide alarms, confirm that they appear present and undamaged, and ask the property manager how testing and maintenance are handled. U.S. CPSC guidance recommends monthly alarm tests and gives placement guidance for CO alarms, but state/local codes, building type and landlord duties can differ; do not relocate or disable alarms. If an alarm is missing, damaged or sounding, follow the device instructions and contact the responsible property manager or emergency service as appropriate. For other repair concerns, describe the observable issue, room, date and requested response without guessing at a technical cause. Budget documented move-in and recurring charges
Build a list from the signed lease and written provider statements: rent, deposit, prorated amount, approved one-time fees, utility deposits or setup charges, moving/vehicle costs and recurring services. Mark each amount as quoted, due, paid or still unverified; avoid treating an advertisement or estimate as a confirmed charge. It does not determine whether a charge is permitted or calculate a state-specific deposit limit. If an amount differs, ask the property manager or provider for an itemized explanation and check the current state tenant agency or legal aid source linked from USAGov before disputing it. Update your address and track open handover items
Submit a USPS change-of-address request through the official USPS route linked by USAGov, then separately update relevant government services and private accounts; mail forwarding does not update every institution automatically. USAGov warns that third-party address-change sites may charge for the service. Keep the confirmation and effective date, and use a private reminder list for remaining setup, repair, key or utility follow-ups.
