Karnataka's Bhoomi portal is the Revenue Department entry point for land-record services. Its current menu distinguishes “View RTC and MR,” “View RTC Information,” “i-RTC,” “I-RTC wallet,” and “RTC XML verification.” Choose the service that matches your need: a quick online view, a certified record, or mutation status are different tasks.     Choose the record service that matches your task

    First decide what you need before opening a form. Karnataka's official Revenue Commissionerate portal separately lists “View RTC and MR,” “View RTC Information,” “i-RTC,” “I-RTC wallet,” and “RTC XML verification.” A lookup or preview is not the same service as requesting a digitally signed/certified copy, and a mutation status tells you about an application rather than replacing the RTC itself. Also decide whether you need the current record or an older year's entry; availability depends on the service shown on the live portal. If your goal is to check an ownership-change application, use the separate mutation-status workflow instead of treating a newly viewed RTC as a status tracker.

    Gather the parcel references from your own records

    Use a prior RTC, registered document, or official revenue paper to identify the district, taluk, hobli, village, survey number, and any subdivision or hissa reference that applies to the parcel. Copy the spelling and numeric parts carefully, and distinguish a survey identifier from a property-tax or municipal khata number; those can refer to different records. Keep the original papers beside you and make a private note of the year and parcel you want to retrieve. Government Form Checklist (845) may be used only to mark generic readiness items such as “location details located” and “record type chosen.” Do not paste names, survey numbers, scans, addresses, or credentials into the tool.

    Navigate from the official Karnataka Bhoomi portal

    Open landrecords.karnataka.gov.in by typing the address yourself or following it from a Karnataka government district page. Confirm that the page identifies the Revenue Commissionerate/Bhoomi Monitoring Cell and displays RTC services. Choose the live service label that matches step 1: use the view service for a look-up, and use i-RTC only if you need the certified-copy route. Do not use a sponsored search result, a similarly named private site, or a payment link sent by an intermediary. If the official page is unavailable, use a Bhoomi Kendra/taluka office or a government-listed citizen kiosk; district guidance confirms that RTCs are issued through these official channels.

    Select the parcel and record period carefully

    Follow the fields displayed by the selected official service, choosing the correct administrative location and entering only the parcel references that the page requests. Verify the survey number, subdivision/hissa if applicable, village, and selected current or historical period before submitting the lookup. If the result shows multiple parcels or owners with similar names, do not choose by name alone; compare the identifiers and extent against your own source document. If a search field or result does not make sense, stop rather than guessing or trying unrelated identifiers. Record the date of the check privately because a displayed record can later change after an approved mutation.

    Review the preview before requesting a certified i-RTC

    Before downloading or paying, compare the displayed record with the parcel you intended to find: location, survey/subdivision reference, land extent, recorded holder names, and record period where these appear. Check that the page is showing an RTC/Pahani rather than a mutation extract, mutation status, khatha extract, or survey map. If a formal paper is required for a bank, application, transaction, or official proceeding, the Bhoomi portal lists i-RTC as a separate service; open its current terms and confirm its presented fees, payment method, format, and validation route before authorizing anything. Government district pages may display older fee values, so rely on the current official transaction screen and do not pay an agent.

    Download privately and use the official verification option

    When the official service provides the record, save the PDF or print output to a device and folder you control. Keep the receipt or acknowledgement separately and avoid forwarding the file through public chats or uploading it to online converters. The Revenue Department portal currently lists “RTC XML verification”; use that official option if the downloaded record or its associated XML supports verification, and follow the portal's live instructions rather than trusting a screenshot or copied text. Confirm the returned parcel reference and record version match what you requested. If the portal cannot validate the document or the result differs, preserve the original privately and contact Bhoomi/revenue support for the correct next step.

    Resolve missing records or use an in-person government channel

    If the portal returns no result, recheck the district-to-village selection and the survey/subdivision references against the source paper. Do not assume that a missing online result means the land has no record; older or mismatched entries may need help from the responsible taluk office. Karnataka district guidance lists Bhoomi Kendra/taluka offices and citizen kiosks as channels where RTC records are issued, and the state portal provides Bhoomi contact information. Ask officials which record type and period to request, and retain any application acknowledgement.
